Life Expectancy (LE) of house components depends on the quality of installation, level of maintenance and the intensity of use. This has been determined through a research with regular recommended maintenance, normal wear and tear conditions. Most of the house owners do not realise the importance of building maintenance until they have to pay a huge amount of cost for building defects. Especially when their house components which were neglected, found already deteriorated. Worst scenario, it happens after the Defect Liability Period (DLP), which means that all costs incurred for maintenance and rectifications are not covered by the developer. As such, it is beneficial to have a good knowledge of lifespan of various components in order to avoid unpleasant surprises. This normally experienced by house owners with a knowledge gap in terms of LE on generic house components. Therefore, this research is conducted to establish the guideline of LE of generic house components for house owners in accessing quality for their house components specifically in Malaysian context as a term of reference. Along with that, objectives were developed which are to identify the factors influencing the LE of generic house components and the LE of each components, to analyse the significant factors influencing the LE of generic house components in the context of Malaysia, and to establish a list of reference for LE of generic house components according to Malaysian construction practitioners perceptions.
